Lenders require these documents to evaluate your eligibility, assess your creditworthiness, and verify the details provided in your loan application. To help you stay prepared, here is a comprehensive checklist of the essential home loan documents required.

  • For the previous two to three years, Form 16 or Income Tax Returns (ITR)
  • Bank records for the previous six to twelve months
  • An employment contract or appointment letter

Income Proof For Self-Employed Applicants

If you are self-employed, these certain home loan documents are required:-

  • Audited or certified financial statements, including Profit and Loss statements, Balance Sheets, and Tax Audit Reports (2 to 3 years)
  • Business ownership proof (Certificate of Incorporation, Partnership Deed, etc.)
  • Bank statements (6 to 12 months)
  • Income Tax Returns (ITR) (2 to 3 years)

For PIO/NRI Applicants

PIO (Person of Indian Origin) or NRI (Non-Residential Indian) applicants need to provide additional KYC documents along with the general documents mentioned above. These include the following:-

  • Overseas address proof
  • PIO or OCI (Overseas Citizen of India) card, if applicable
  • Passport with a valid visa stamp

Income Proof For Salaried NRI Or PIO Applicants

NRI or PIO individuals employed in foreign countries should submit the following income proof documents:

  • Salary slips (last 3 to 6 months)
  • Employment contract
  • Bank statements showing salary credits
  • Income Tax Returns (ITR) for the last 2 to 3 years, if applicable

Income Proof For Self-Employed PIO Or NRI Applicants

Self-employed PIO or NRI applicants need to provide the following income-proof documents:

  • Audited financial statements, including Profit and Loss statements, Balance Sheet, and Tax Audit Reports for the last 2 to 3 years
  • Bank statements for the last 6 to 12 months
  • Income Tax Returns (ITR) for the last 2 to 3 years, if applicable

  1. Title deed:- The title deed establishes the ownership of the property and should be clear and marketable.
  2. Sale deed:- This document proves the transfer of ownership from the seller to the buyer.
  3. Encumbrance certificate:- It certifies that the property is free from any legal dues or liabilities.
  4. Approved building plan:- The lender may require a copy of the approved building plan to ensure that the construction is legal and follows regulations.
  5. NOC (No Objection Certificate):- If the property is being transferred from one person to another, a NOC from the housing society or builder may be required.
  6. Property tax receipts:- Recent property tax receipts need to be submitted as proof of payment.
